What Makes a Good Austin Rental Investment

My years in property management taught me what tenants look for, and what keeps a rental easy to own.

Location

  • Close to job centers and transit
  • Near grocery stores, restaurants, and parks
  • Easy access to major roads

Layout

  • Bedrooms that are a good size with real closets
  • At least one full bath per two bedrooms when possible
  • Laundry in the unit

Durable finishes

  • Hard surface floors instead of carpet
  • Simple, neutral finishes that are easy to repair
  • Quality appliances that are easy to replace

Low maintenance outside

Small yards with native plants and no high maintenance features.

Watch out for

  • Deferred maintenance that eats your returns
  • HOAs with rental restrictions
  • Floodplains and foundation issues

Run the numbers with real rent data

Look at what similar homes actually rent for, and be conservative.

I love helping investors find rentals that work. If you are thinking about one, let's talk.
