Buying or Selling in Austin: A Practical Checklist

There is no shortage of real estate advice online. Most of it is either too generic to act on or too hyped to trust. This is the practical version: the steps that actually move the needle whether you are buying or selling in Austin.

If you are buying

  • Get preapproved before you fall in love. It tells you your real budget and makes your offer credible.
  • Learn to read comparable sales. List price is an opinion. Recent sales of genuinely similar homes are evidence.
  • Use market signals. Months of inventory and how long a home has been listed tell you how much room you have to negotiate.
  • Protect your option period. Schedule inspections the day your offer is accepted.

If you are selling

  • Start with a real comparative market analysis, not an online estimate. A CMA is a professional opinion of value grounded in recent sales. It is not an appraisal.
  • Prioritize prep that pays: cleaning, paint, minor repairs, and presentation.
  • Watch the first two weeks. Your listing gets the most attention right after it goes live, and showing activity tells you whether the price is meeting the market.
  • Read every offer for more than price: financing, option period, closing date, and requests.

The common thread

Whether you are on the buy side or the sell side, the discipline is the same: decisions grounded in comparable sales and current market data, not headlines or automated guesses. That is the whole philosophy behind how I work.
