Is Austin a Buyer's Market or a Seller's Market?
People ask me this every week. The honest answer is that Austin is not one market. It is dozens of smaller ones.
The citywide picture
In September 2026, the City of Austin had 5.4 months of inventory and homes closed at 92.5% of list price on average, according to Unlock MLS. Citywide, that leans toward balanced, with buyers having real choices.
Why it differs by neighborhood
A well kept bungalow close to downtown and a large home on the edge of the city can be in very different markets. Some price points have more homes for sale than buyers, and some have the opposite.
Signs you are in a buyer's market
- Homes sitting for weeks
- Price reductions in your search
- Sellers offering concessions
Signs you are in a seller's market
- Homes going under contract quickly
- Multiple offers
- Sales at or above list price
What to do with this
- Buyers: use the leverage you have, but do not lose the right home over a small difference.
- Sellers: price for the market you are actually in, not last year's headlines.
If you want to know which market your home or search is in, I'll pull the numbers for your neighborhood and price range.
