What "Close to List Price" Tells You About Negotiating

The average close to list price is the sale price divided by the list price, averaged across homes that sold. It is a quick way to see how much negotiating is happening.

How to read it

  • Above 100% means homes are selling over asking on average.
  • Below 100% means buyers are negotiating below asking.

Austin right now

In September 2026, homes in the City of Austin closed at 92.5% of list price on average, according to Unlock MLS, up from 90.8% a year earlier. So buyers are negotiating, but a little less than last year.

What it means for buyers

There is room to negotiate on many homes, especially ones that have been listed for a while. Your agent should look at the specific home's history and comps before suggesting a number.

What it means for sellers

Buyers expect some negotiation. Pricing too high to leave room can backfire if your home sits. Pricing accurately usually leads to stronger offers.

Averages hide a lot

Some homes sell over asking while others sell well below. Condition, price, and location make a huge difference.
