The Design Details Buyers Fall For

Before I was a realtor, I studied interior design. I still walk into every home looking at the light first and the finishes second. Here are the details that make buyers fall in love, and most of them are not expensive.

Light

Warm, layered light makes a home feel welcoming. Swap cold bulbs for warm ones, add a lamp to dark corners, and open every blind before a showing. Natural light is the number one thing buyers mention to me after a tour.

Hardware and fixtures

Cabinet pulls, faucets, and light fixtures are like jewelry for a house. Updating a few in the kitchen and main bath can make a whole room feel newer.

Paint

A soft, warm neutral on the walls lets buyers picture their own things in the space. Bold colors can be beautiful, but they make buyers do extra imagination work.

A clear focal point

Every room should have one thing your eye lands on: a fireplace, a big window, a great piece of art. Arrange furniture to point toward it.

Texture

Linen, wood, wool, and a few plants keep a room from feeling flat in photos and in person.

The entry

The first five seconds inside the front door set the tone. A clean entry with a mirror, a small table, and good light goes a long way.

Outdoor rooms

In Austin, the porch and backyard are part of the living space for much of the year. A couple of chairs and a string of lights can turn a slab into a room.

If you are getting ready to sell and want my design eye on your home, I'd love to come walk through it with you.
