East Austin: An Honest Neighborhood Spotlight

East Austin is not one neighborhood. It is a collection of them, from Holly and Govalle to Rosewood, Chestnut, and the blocks around East Cesar Chavez and Manor Road. It is also a place with a history every buyer should understand.

The history

In 1928, a city plan pushed Black and Mexican American residents to the east side of Austin through segregation. For decades, East Austin was home to tight knit communities, churches, businesses, and cultural institutions that shaped the city. Over the last twenty years, rising prices and redevelopment have displaced many longtime residents. That change is real and ongoing, and it is worth being thoughtful about as a newcomer.

The housing mix

  • Early 1900s bungalows and cottages, some restored and some original
  • Newer modern homes on small lots
  • Condos and townhomes along the main corridors
  • A wide range in price between updated homes and original condition homes

Places that define it

  • Huston-Tillotson University, one of Austin's oldest institutions of higher learning
  • The Texas State Cemetery and Oakwood Cemetery
  • Boggy Creek and Rosewood Park
  • A deep food scene, from long running local restaurants to food trucks

Getting around

East Austin sits just east of downtown across Interstate 35. Many streets are on a grid with bike lanes and bus routes, and downtown is a short ride away.
