Months of Inventory, Explained

Months of inventory is one of the most useful numbers in real estate, and one of the least talked about.

What it means

Months of inventory estimates how long it would take to sell every home currently on the market at the current pace of sales, if no new listings came on. Unlock MLS includes it in every monthly report.

How to read it

  • Lower numbers mean fewer homes relative to buyers, which favors sellers.
  • Higher numbers mean more choices for buyers, which gives them more leverage.

A commonly used rule of thumb is that around six months is a balanced market, though every market has its own rhythm.

Where Austin stands

In September 2026, the City of Austin had 5.4 months of inventory, according to Unlock MLS. That is close to balanced, with buyers having real options.

Why it is better than headlines

Headlines often focus on prices alone. Months of inventory tells you about competition, which shapes how negotiations actually feel.

It varies by neighborhood and price

Some neighborhoods and price ranges have much less inventory than the citywide number, and some have more. I always look at the specific segment a client is buying or selling in.
