Moving to Austin in 2026: What to Know First

I moved to Austin from Denver, so I have been exactly where you are: excited, a little overwhelmed, and trying to figure out where to start. Here is what I tell every newcomer.

Taxes work differently here

Texas has no state income tax. Property taxes are higher than many people expect, because they help fund local services and schools. When you compare homes, compare the full monthly cost including taxes.

The homestead exemption is a must

Once you own and live in your home, file for the homestead exemption with your county appraisal district. It takes $140,000 off your home's taxable value for school district taxes, plus other exemptions may apply. It is free to file.

Summers are long

Expect hot weather from late spring well into fall. AC condition, shade trees, and window direction matter more here than in a lot of places.

Neighborhoods change block by block

Two homes a few streets apart can feel completely different. Visit at night and on weekends, and drive your commute at rush hour.

Traffic is real

Interstate 35 is under major construction, and commutes vary a lot by direction. Living close to where you spend your days makes a big difference.

Things to love

  • Barton Springs and the greenbelt trails
  • Live music any night of the week
  • Tacos, barbecue, and a food scene that keeps growing
  • Lady Bird Lake and the hike and bike trail

Plan a scouting trip

If you can, spend a long weekend touring a few neighborhoods before you buy. I'm happy to build an itinerary for you.
