Are Open Houses Worth It?
Sellers often ask if open houses still matter. In my experience, a well planned open house can do a lot.
What an open house does
- Brings in buyers who are not ready to book a private showing yet
- Creates a sense of activity and interest
- Gives neighbors a look, and they often know someone who wants to move in
- Gives you real feedback in a single weekend
Make it more than a sign
- Schedule it the first weekend after listing, when interest is highest
- Promote it online and on social media
- Have printed info with features and updates
- Collect feedback from visitors
Prep for the day
- Clean, declutter, and open every blind
- Set the thermostat to comfortable
- Put away valuables and medications
- Plan to be out of the house
Feedback is gold
I use a simple feedback form at every open house. What buyers say about price, condition, and layout helps us adjust quickly if needed.
Safety
Lock up valuables and personal documents. Your agent should be the one hosting.
A strong first weekend sets the tone for the whole sale. If you are getting ready to list, let's plan yours.
