How to Sell and Buy at the Same Time

Most homeowners need to sell one home and buy another. The challenge is timing. Here are the usual options.

Sell first

You sell, then buy with your proceeds in hand. Your offers are stronger because they are not tied to a sale. The tradeoff is you may need a short term rental or a leaseback.

Buy first

You buy, then sell. This works well if you can qualify for both payments or have cash available. It avoids a double move.

Contingent offer

You make an offer that depends on your current home selling. In Texas, there is an addendum for this. Some sellers accept these, especially when the market is slower, but they can be less competitive.

Leaseback

When you sell, the buyer lets you stay for a short period after closing. That gives you time to close on your next home.

Bridge financing

Some lenders offer short term loans that let you use your equity before you sell. Ask your lender if it fits.

Plan both sides together

The key is coordinating both closings with your lender and title company. I like to map out both timelines before we list.

If you are juggling a sale and a purchase, let's build a plan that keeps you from moving twice if possible.
