Renting vs. Buying in Austin Right Now

There is no one right answer to renting versus buying. The right choice depends on your finances, your timeline, and how you want to live. Here is how I help people think it through.

The current numbers

According to the Unlock MLS Central Texas Housing Report for September 2026, the median price for residential homes in the City of Austin was $570,958, and the median rent was $2,195. Rent fell 4.4% from a year earlier, while the median sale price rose 4.2%.

Those numbers are citywide medians, and your situation will be different, but they give you a starting point for comparing.

When buying tends to make sense

  • You plan to stay at least several years
  • You have steady income and savings beyond your down payment
  • You want control over your space
  • You would like to build equity instead of paying a landlord

When renting can make sense

  • You might move within a couple of years
  • You are new to Austin and want to learn neighborhoods first
  • You want to keep cash available for other goals
  • You do not want maintenance responsibilities yet

Compare true monthly costs

When you compare, include property taxes, insurance, HOA dues, and maintenance on the buying side. On the renting side, include renter's insurance and expected rent increases.

Do not try to time the market perfectly

Rates and prices move, and nobody can predict them precisely. A better question is whether a home fits your budget and your life now.

If you want to run the numbers on your situation, I'm happy to sit down with you and a lender and look at it honestly.
