About the area

Hyde Park is one of Austin's oldest planned neighborhoods, founded by Monroe Shipe in the 1890s. It is known for Craftsman and historic homes on a flat, walkable grid just north of the University of Texas, and much of it is protected as a local historic district.

The essentials

Housing

Craftsman bungalows, cottages, and historic homes, many from the early 1900s, plus some duplexes and small apartment buildings near the edges.

Location

Central Austin, immediately north of the University of Texas campus.

Local favorites

Avenue B Grocery, Quack's 43rd Street Bakery, Antonelli's Cheese Shop, Shipe Park, and the Elisabet Ney Museum.

Getting around

A flat, walkable grid with Guadalupe, Duval, and Speedway connecting you to central Austin.

Good to know before you buy

Hyde Park has historically low turnover. Homes come to market less often than in denser areas, and well preserved historic homes tend to draw strong interest. Historic district guidelines can apply to exterior changes.
