The story

Early summer was strong, with sales up and inventory well below last year. By August, sales cooled as interest rates and affordability weighed on buyers. Through it all, there were fewer homes for sale than the summer before.

What I took from it

Buyers who were ready to act had more leverage than headlines suggested, and sellers who priced right still did well. The market rewarded realism on both sides.
