A Real CMA vs. an Online Home Value Estimate

Online home value estimates are fun to look at. They are not a pricing strategy.

How online estimates work

They use public records, past sales, and statistical models. They do not see inside your home. They often do not know about your renovation, your view, or the busy street around the corner.

Why they miss in Austin

Austin neighborhoods can change block by block. A home backing up to a greenbelt and one backing up to a busy road can be a few streets apart and sell for very different prices. Texas is also a non disclosure state, which means sale prices are not public record the way they are in many states. That can make online estimates less precise here.

What a CMA looks at

  • Recent comparable sales from the MLS
  • Pending and active listings you will compete against
  • Your home's condition, updates, and layout
  • Lot, location, and view
  • Market conditions right now

A CMA is not an appraisal

A comparative market analysis is a professional opinion of value based on market data. It is not an appraisal developed by a licensed appraiser under the Uniform Standards of Professional Appraisal Practice.

Why it matters

The price you list at affects every offer you get. Starting from real data protects your equity.
